Prior to pricing a home for sale, it is imperative that you remove all the variables and roadblocks. Truth is, you want to get your home’s condition as close to “model home perfect” as possible. That means, anything that could give a buyer a reason to stop and think, you want to handle before pricing a home and listing it for sale.
“While sellers may not like to hear it, they are grateful when they take action on this because at the end of the day, they sell their home!” – Pamela Culp
5 Must Do’s – Before Pricing a Home
- Tend to the Obvious – While there is no need to fully remodel the inside of your home, you must distract buyers by paying special attention to paint, floors and carpet.
- Clear the Field – Remove all clutter and extras that crowd the space. Consider partnering with a home organizer accustomed to working prepping their home for sale.
- Stage Your Home – If you are serious about selling you home with multiple offers, home staging is absolutely required.
- Prepare to Repair – Rely on your agent to tell you what repairs are required in order to sell your home in the way that best suits your goals. Major repairs to the foundation or roof sometimes mean construction and addressing drainage issues may mean tearing up a chunk of the yard. If it all seems too much, simply take a deep breath and hear-out your agent. The best ones will be your advocate and strong ally along the way to your goal.
- Rely on Your Agent – An experienced agent is extremely resourceful and they will see you through the entire process of pricing your home for sale and getting it market-ready. Like me, Realtors that are truly on YOUR side, have a deep bench of resources that you can lean into to get things done. I encourage you to ask your agent about who they know at every turn. It will make your life easier and get your home sold that much faster!
